§ 01Context

UK landlord obligations are spread across gas safety, electrical installation condition, energy performance, deposit protection, and — depending on the local authority — selective or additional licensing. Each carries its own renewal cycle and its own consequence for missing it. Most self-managing landlords track this in a spreadsheet, or not at all.

LLCR exists to hold that in one place. The audience is not technical, is not looking for software, and will abandon anything that behaves like a startup product. Every decision on this project followed from that.

§ 02What we built

Brand and design system

A restrained identity — Newsreader and Work Sans, a single navy against a warm ground — chosen to read as institutional rather than promotional. Tokens are locked and applied precisely across both the marketing site and the application.

Marketing site

Positioning, information architecture and copy written to survive scrutiny from an audience that has been sold to badly before. Motion is deliberately restrained: enough to feel considered, never enough to perform.

Product interface

Dashboard, property records, certificate tracking with renewal dates, and a document vault — built on Next.js and Supabase.

Free tools

A compliance checker that returns a landlord's specific obligations from a short set of inputs. Built as a genuine utility first and a search entry point second, which is why it works as both.

§ 03Search and structure

Technical SEO, structured data, and an article system publishing long-form guidance on UK landlord obligations. Content is written to be citable — direct answers, clear hierarchy, sources named — which is what determines whether a page is used by AI search as well as ranked by Google. The compliance checker and the article library are the two entry points carrying the work.

§ 04The compliance layer

LLCR ships with terms of service, a privacy notice, a cookies policy and ICO registration. Every marketing claim on the site was reviewed against the CAP Code and the Consumer Protection from Unfair Trading Regulations 2008 before publication, and the platform states plainly that it provides compliance tracking, not legal advice.

This is the part most agencies do not do, and it is the part that matters most in a regulated sector. A claim that cannot be substantiated is a liability regardless of how well the page converts.

A citation records that a page was used as a source in an AI-generated answer; it is a frequency count, not a measure of traffic, ranking or prominence.

The citation figure is the one worth attention. It measures whether content is actually being used to answer questions — which is where a growing share of professional-services discovery now happens, and where most firms currently have no visibility at all.

These are LLCR's figures, for work TIKF did on its own platform. No two firms, sectors or starting positions are alike, and nothing here is a projection of what any other site would achieve.
